This blatant manipulation of the process by another MSM mouthpiece for Corporate America is insulting to all of us, no matter what side you take re Bernanke's job.”

American Dream 2: Default On Mortgage, Then Rent For Less

“Arizona.
However I must forewarn that in some cases, that is changing. If you didn't live in the home, you could be still on the hook. The State legislature is tweaking that law (rather quietly) as I write this reply.
My point in my original reply is that decision is made at the State level of government. Now I'll add - unless you somehow sign that right away in one of the newer mortgage contracts.”

Obama Jobs Speech: Help For Small Businesses, Transportation, Energy-Efficient Homes

“"The stimulus money clearly was a spending bill. TARP was a loan – a loan to be paid back. And we know that a number of the banks are, in fact, paying it back," said Senate Minority Leader Mitch McConnell, R-Ky. "So I don't think raiding a loan program to launch another spending spree is the best way to create jobs."

Mark Hanson: 20 Million More Homeowners At Risk Of Default

“Wow. I'm surprised to see Mark Hansen here on Huffpo.
I've been following Mark for more than 2 1/2 years now. He was Mr. Mortgage on YouTube, where I first ran into him back in early 2007 (courtesy of another Huffpo poster). The first video I saw, he linked to an old excel file from the NY Fed, that used to be on the front page of their website back then, and went through what was going to happen, based on where the current mortgages were at the time.
This guy nailed it back then. And he still is nailing it. If you're involved in real estate, you really should take some time and hear him out.”

“"These homes are ALREADY in default and many vacant the banks just have not filed the appropriate paperwork with the courts to proceed with foreclosure"
That's about it. What you describe adds a whole new dimension to the phrase "shadow inventory". Foreclosures are now a lagging indicator. NOD and NTS (Notice of default and notice of trustee sale) are the forward looking indicators. Currently, those numbers are greater than 2008's numbers were - and many are in the mid to high range price range, making the dollar value greater than the subprime. Further, it's a nation wide problem now, no longer just a few states.”

Professor Advises Underwater Homeowners To Walk Away From Mortgages
Commented Nov 29, 2009 at 12:27:58 in Business
“Beware folks -
The window of opportunity for walking away and not owing the difference between the purchase price and the foreclosure price, may be closing. Legally, that decision is made at the state level of government, unless if you signed that right away in the mortgage contract.
Here in Az, back in June, the state legislators passed a law that went into effect in Sep of this year, that changed owing nothing from a foreclosure, to being on the hook, for certain homeowners. If you didn't live in the home, you would be on the hook now.
As it turned out, the definition of "living in the home" wasn't too clear, and left a large loophole. Now the state lawmakers are back at it again to try and fix it. My advise is check with your state and see how the laws are written when it comes to who owes the difference in a foreclosure. And read and understand all the paperwork that you sign, when it comes to real estate - please.
The stakes are getting higher between the mortgagor and the mortgagee. Good luck...”

Economist Predicts Just 2% Growth In 2010
Commented Nov 29, 2009 at 02:31:53 in Business
“A good article. We are far from the end of this deleveraging process - and it's quite possible that the Fed won't raise interest rates until 2011, at the earliest, like the article said.
Interestingly, Ian Shepardson's prediction of 2% growth for next year is in sharp contrast to the stock markets that has seemed to have priced in a 4 to 5% growth for next year. Looking at the way the world stock markets reacted to Dubai, which really isn't all that significant news in the grand scheme of things, should be taken as a warning sign. Things are still out of balance.”
