I have an example of this and an excellent outcome achieved by all. A couple offered their house for short sale in my area. The wife is in nursing school and will be able to apply for her RN in about a year and a half. The downturn has left her and her husband unable to make their current mortgage payments. I bought the house and was casting about for tennants, when a friend of theirs approached me and asked me if I would rent to the original owners. Sure, says I, and we've struck a deal that they'll buy the house back from me when the wife's income stream kicks in. I make my yield and they get their house back at the "modified" price plus a little extra for me. It's totally insane. Their bank refused to talk to them about a meaningful modification and I understand, from my real estate agent, that there are a couple of other people in our little valley who are putting these kind of deals together.”

Comedy is very effective, too. I look at it as a food chain. Once the middle class no longer represents a wealth pool worth the effort of pursuing, the Nickel Millionaires are next on the list. Yes, there are effective ways to deal with these charmers when in groups. Solo, not so much -- though proper shoes help, no doubt.

Glad to hear your surgeries (plural -- yikes!) went OK. Hope nothing serious? (I had a nose and sinus one last month and am still aching.)

That reminds me, BTW, of a young woman who took my blood before (brain) surgery and said, trying to put a nice spin on things,

"Brain surgery is one to have, cuz afterwards it's like nothing happened -- you still can walk 'n all, it's not like a leg or something.­"

That's the power of positive thinking for ya -- yes, she was right, I can walk 'n all. ;)

Another article, here, that should be followed up on for more facts and circumstances. Wondered the same thing myself and I'm no fan of BofA, either. Maybe I'm wrong, now, but when I was in banking, in Texas, we (as mortgagee) required all of our borrowers to carry homeowner's insurance and would've been particularly picky about a coastal home due to hurricanes. Perhaps this is just another underwriting standard that went adios during the easy lending "boom".”
