“Here's the thing: anyone can really do this and you don't need a lawyer. The only thing you have to bear in mind when making this type of arrangement is that you have to follow a few formalities of the mortgage note and deed of trust. You need a promissory note and a deed of trust (at least in CA); the deed of trust needs to be recorded for the IRS to accept the arrangement as an arms'-length transaction. The next thing to keep in mind is to make sure the interest rate stays at or above the "applicable federal rate," which in January 2010, will be 4.11% (this is the LONG-TERM rate which applies for 30 year mtg). Anyone with a rich relative, and is responsible with making monthly payments CAN DO THIS. He or she can get out of this con financial system, keep the money within the family, get the tax deduction for mortgage interest, the rich relative gets a better return than for CDs or savings, and best of all, peace of mind for all. And finally, a huge middle finger to the large banks and incompetent government.”

“I'm with you on the Mortgage outrage. Our mortgage was purchased by Washington Mutual many years ago and that was bad enough. Now our loan is owned by Chase, because they took over Wash Mutual. I absolutely HATE Chase, and everytime I pay a payment to them I get irritated. I guess there's only so much in life we can control......”

“Good thinking Arianna, but where have you been? My husband and I haven't "banked" with a bank in years. Credit unions are the way to go. Most are locally owned and run. Their interest rates on loans are better than the banks, and they tend to actually know their customers. The customer service, yes it still exists, is MUCH better than at any bank.

Unfortunately you often still have to deal with a bank to get business financing. My husband is a small business owner. Thank heavens they went into business three years ago, because if they had tried this year they NEVER would have gotten the money to start-up.”

“Sorry gotta disagree, religion and spirituality are completely different concepts. In fact most of those who consider themselves "religious" are anything BUT spiritual. "We are all united in love, light, belief and peace"? Really? Again I have to disagree. In fact the christian Republicans of today prove that to be false. Talk about ugliness and hate.

I consider myself "spiritual". I'm a former Mormon who investigated several christian denominations after leaving Mormonism, but am now a budding Zen Buddhist. For me there was nothing in any christian religion, including Mormonism, but ritual, dogma, fairy tales I couldn't buy into, and arrogance.

Oh and if God exists and "all is good" please explain to me how many truly evil people live lifes of power and luxury while millions live in abject poverty , subjugation and despair? And here's the big one for me personally; why do evil people often live to a ripe old age, but my precious granddaughter died at birth??”

I would add Barack Obama's failure to deliver on promises he made to the voters who supported him; like REAL health care reform, namely a public option.
And also the most devastating event of my life, the death/stillbirth of my fourth grandaughter, Ashlyn. Forget isn't really the right word, since the memory of her is all I have. I think "do-over" is the word I'm looking for.
Let's hope that 2010 is a much better year for everyone.”

Ironically I find that those who consider themselves "religious" are often the most opposed to any sort of government program that benefits everyone (although many have benefitted from government programs themselves), or even helping others in general.
