it works out better for everybody, including the lender, if you reduce the principle... lower payments, lower debt carried by the bank, less risk of default. forcing a lender to take 3% as an interest rate likely means the lender makes less than 1% on the risk since they have to borrow the money from someone else...

you can cut $300 from a mortgage payment rather easily if there is a buy down. It also protects the value of the property and gives people equity (the reason why people should be buying a home versus renting)”
