“Realtors work for Brokers. Brokers do not work for free. With a 2 realtor sale from competing firms.. (say Century 21 and ReMax) each broker would receive 3k, each realtor would receive 3k. If the listing realtor actually sold the property he/she would receive half of the 12k, her/his broker/mgr. would be getting the other 6k. If the listing agent was also titled "broker" he/she would receive the entire pot, unless of course, that person was a salaried "corporate" Broker. In that case contractual fees would be paid to the "Broker" and the corporation (Century 21 or the like) would receive the majority. Ive owned homes in at least 6 states. And have held real estate license. (tho, did not work as a real estate agent) Real Estate agents are not (especially these days) getting rich..”
“When a home is listed at full commission it is contracted at 6 % but that figure is negotiable. Most realtors would not walk away from a 5% listing. Take a home sold at 200k.. 6% would be 12k. Unless that listing realtor was the broker/realtor who listed and contracted the sale she/he would receive a 3k portion of that 12%. Each broker (real estate manager & company) and each realtor ( listing and selling) would receive 3k. So.. stop lying about realtors. They had a few good months in 04' and 05. The mortgage brokers & hedge fund managers are the culprits. Read.”

“6% of 200K is 12K, half going to seller's agent, and half to buyer's agent, $6K ea, not $3K. I last sold a condo around 2003, under foreclosure. I dropped the first seller's agent after 4 mos contract at 7%, and told the new agent I wanted an offer in 2 days. Interviewed 3, picked one. Got the offer in 2 days after dropping price $100K.
Mortgage brokers making out like bandits. Also hedge fund managers. But that realtor made half of 7% of $430K = $30K, a lot of money for 2 weeks work. Realtor fees are part of the problem.”
“Well, Hell's bells! Im fooling myself out of a lot of cash every single month on the first!!! 40% equity at closing, 22 years left to pay and 50k underwater! Crap.. what's a girl to do?”

“Do what you want.
Being 'underwater' does not make you different than anyone else that has lost bubble value in their homes. Nearly everyone has lost 'value' in their homes whether they have a mortgage or not, are underwater or not.”

“Good for you!! We here in the states saw a pretty substantial increase in the infant mortality and death rates in general following the nuclear meltdown in Japan last winter.. How are people fairing there?? Are the media being truthful?”
sb250guy on Dec 30, 2011 at 23:46:16
“The media lies. All governments lie. But most of Japan is doing well. The location of the nuclear disaster was fortunate (for Japan). Wind patterns are pretty strongly west to east. Canada and the US probably got most of it. I'm not happy about, but I'm just reporting. The local area (around the reactors is screwed). But you kinda have to expect that. Everyone is getting on OK here.
The biggest lie of all is that Japan needs nuclear energy. There is more than enough capacity from gas and oil without it. And because Japan still builds and exports, they can easily afford the gas and oil. The nuclear industry doesn't want people to know that here.”
“Ive seen the children of older parents grow into wonderful people. Yes, they tend to be a little more spoiled because their parents have more to give later in life but there are lessons taught and patience exhibited. My husband's father was nearly 60 when he came along.. My Aunt was born after I was. My grandparents adopted three children younger than I. .. That is how I know. Old people can give a child much.”
“kjjmac51.. I highly agree. This child will know adoration, love and security in it's childhood. She will grow into a strong and confident woman. Robert Deniro has way more class A movies than he does children.. they will fair quite well financially.”

How do you know this? Is wealth virtue?”
“More examples of bigotry and prejudice among the Congressional right. While the Syrian people literally run from their government--for their lives.. How's that for a weapon of mass distraction? Americans take heed.. laws that protect US, the citizens are being rewritten to harm us.”
“so.. corporations just out and out refuse to pay taxes. they buy off the congress to enact legislation that HARMS this great land.. and pushes even more of the responsibilities onto the poor and middle class. All of these companies should be boycotted. I'm off to cancel my Amex.. !”

“Corporations don't pay taxes, they collect taxes on behalf of the government. Taxes are just another expense on their income statement. They pass those taxes on to you, the end user of their product. People pay taxes, government is attempting to make the paying of taxes, by you, indirect so that you won't blame them. They think you are not smart enough to see through them. They are correct in so many cases.”

“I had a couple credit cards from a few of the banks that were given bail out money which I promptly closed. There is not alot we can do about any of it. There are a few small things. Like when you receive that junk mail with the prepaid envelope? Send it back to them empty. They still have to pay the postage. Like I said small but it makes a statement.”
“I know it's the catholic church who is financing the US govt's war on women. The recent laws dictating the use of the morning after pill, the new abortion laws in regards to health insurance are all lobbied by the catholic church. I left them, took my family with me in 2004 when our priest dictated whom to vote for.. and claimed that we could not take communion if we didnt vote his way. See ya !! Much happier as Unitarians!”
“They can SHUT IT DOWN. I'd rather pay my snively 2.5% extra in SOCIAL SECURITY taxes than find out in 20 years that because we took a holiday in 2011/12.. the fund is short. We need the money there in the trust fund and it's such a small amount that it doesnt matter much anyway. The GOP snakes want to defund the health care bill, build their pipeline down the middle of this great country and suck more off the American taxpayer while giving it all to the wealthy.”
