“I think the problem with a modest increase in forces is that means we are doing "partial" counterinsurgency and "partial" training of Afghan security..­..and those cannot be done half-way any more than pregnancy.

This is the problem that Obama confronts. I don't blame him one minute for taking his time. If he wants to do counterinsurgency in the population centers, he probably has to add a lot more forces and he can't establish an endgame or exit strategy, since everyone knows that all the Taliban has to do is wait us out.

It is hard to sell training security forces who represent a govt. that has little legitimacy Still, I think I would go with this option ONLY, sending enough soldiers to train the army, pulling out forces from the remote regions and leaving when the army is strong enough no matter who is in power.

It is the lest sucky of the sucky options...­.”

“The Dems did not have the National Intelligence Estimate 2002...whi­ch is the compilation reports of all the intelligence gathering agencies. It casts a high level of suspicion on the idea that Saddam had WMD.

The White House gave them a totally non-credible "curveball" and phony reports on a nuclear program. I guess we can blame them for believing what was given to them....I am OK with that, but it is nonsense to suggest that the Congress had the same level of intel that the WH had.”

The non-bank lenders securitized lousy mortgages that they never whould have written and sold off the risk. They failed in their obligation to do risk assessment and were allowed to sell highly leveraged contracts. Bush's SEC cheered from the sidelines.­This is a failure of unregulated free market capitalism­.....not Barney Frank or Chris Dodd.

The republicans grandstanded about CRA loans, which did not cause the subprime mortagage meltdown (CRA-back loans are NOT subprimes). They did nothing to rein in the non-bank financial lenders, who went searching for capital after Freddie and Fannie stopped playing the game a few years ago.”

“Everything was subject to regulations. The regulators were clueless because they didn't understand markets or the products being sold. Federal Regulations required that certain CDO's and other instruments be rated by S & P and Moody's. The Federal Regulations prohibited the securities to be rated by more reputable firms. Since they were rated by a US approved rating agencies, these investments had the full backing of the US government system. The US government had a hand in creating this monster and now we are hoping they fix it? Give me a break. The regulators hands are DIRTY.”

You don't need residency status to be on the list....bu­t you need to have the ability to remain close to the hospital where the procedure takes place for some time. Yes, he can afford to move and live there temporarily unlike many others, but that does not mean that he "line jumped" in any way.

One poster makes an excellent point about transplants not being palliative treatment, but at least we can see that this is a serious decision and not an easy one.

“Are these loan subsidies not subject to home appraisals? I hope not cuz then almost no one will get re-financing.

I tried to re-finance and got such a ridiculously low appraisal that I could not meet the 105% loan-to-value. My tax assessment says my house is worth $500,000 but my bank says it is worth $300,000..­. but they sure appreciate me sending in payments under my current terms. I bet a damn nice toaster is on the way.

I suspect that the financials are not under sufficient pressure to qualify people and can use the money for executive comp or to cover their toxic derivatives.

And for all the Ayn Rands out there who blame the consumer. Remember it is the institution's job to assess risk and not qualify applicants. Many people could afford the mortgages until they lost their job, got sick or got lied to about getting out of the ARMs based on a higher future assessment.”

“As an appraiser, I can tell you that you got the low ball appraisal due to recent changes in FNMA regulations. Its called the HVCC act. It's effect has been to take a lot of discretion away from appraisers. A new addendum is now required along with the appraisal that may give a false impression about your RE market. That's because the addendum doesn't consider seasonal variations.
The new law also gave more power to Appraisal management companies which are not licensed appraisers. They demand appraisals within a 24 hour period and therefore any information that may support a higher value may be over looked due to time constraints.
I gave low numbers during the boom years because I thought they were out of line. I gave high or reasonable numbers to people when prices crashed because I knew many sales were forced sales, and now I HAVE to give low numbers because of the new HVCC law .
The process has been taken out of our hands.”
