Real Estate Investor and Founder/President of Margules Properties, Inc.
Eric S. Margules founded Margules Properties, Inc. (MPI) in 1992 to purchase and manage rent-stabilized apartment buildings in New York City. Today, Margules Properties is a leading New York real estate investment firm specializing in multi-family properties and has owned all real estate product types including hotel, retail, office and development sites.
As founder and President of MPI, Eric Margules has led the acquisition of 50 buildings in Manhattan and 13 buildings in Miami Beach, Florida. In that role, Mr. Margules identified and analyzed potential investment opportunities, negotiated and closed all acquisitions, and arranged the total capitalization of each acquisition through senior debt financing and equity on 30 separate LLC syndications.
Credited as an early pioneer in neighborhoods that were poised for growth, he has achieved tremendous success in many Manhattan neighborhoods including the Lower East Side, East Village, Midtown West, Chelsea, and also South Beach, Florida. Mr. Margules continues his involvement in newly acquired properties by working to reposition the asset, where appropriate, in order to maximize revenue. He maintains a network of over 200 investors, many of whom have invested in several Margules Properties syndications. His in-house management team is responsible for running the day-to-day operations of existing properties and Mr. Margules oversees this process to ensure that expenses are minimized.
Mr. Margules worked as an investment banker at Merrill Lynch and Kidder Peabody and as a real estate consultant before founding Margules Properties. He holds an MBA degree in Real Estate and Finance from the Wharton School of the University of Pennsylvania and a BS, Cum Laude, from New York University.
In addition to his corporate responsibilities, Mr. Margules serves as an active board member of several cultural and charitable organizations including Henry Kaufman Campgrounds, Honest Reporting, AJC, and UN Watch, among others.
