If at first you don't succeed, try, try again. Maybe Ryan Seacrest wants to offer the real estate strategy to the contestants on "American Idol?"

The show host (and "Keeping Up With The Kardashians" producer) has put his gated Hollywood Hills home back on the market at $11.985 million, down from when he tried to sell it in 2010 for $14.95 million. Could it be that he's moving in with girlfriend, Julianne Hough?

Seacrest -- who literally sends TMZ into a frenzy when he sneezes -- went to work on the Idol set this week sick, very generously spreading his germs to keep his perfect attendance record of 11 years in tact. Please pass the Lysol.

The Mediterranean estate he has listed for sale is a whooping 10,000 square feet and sits on a gated acre. He bought the place in 2006 from actor Kevin Costner for $11.5 million. Seacrest remodeled it and the villa now has beamed ceilings, a screening room, guesthouse, pool and tennis court. There are six bedrooms.
