There's not a lot of new family-size construction in San Francisco's iconic Nob hill neighborhood. With a roof deck big enough for a private playground, this may prove to be someone's dream house. You can live here vicariously (if very briefly) on Sunday afternoon.

1349-51 Clay Street, Nob Hill, $6.95MWith 4 stories and a roof deck, this recently-built 2-unit, 6-bed, 6.5-bath, building would work well for a blended— or just very big— family. One that gives parties. The luxurious units are finished identically, joined by an elevator from the garage to all floors, with a plan that filters sunlight down through slender light wells placed along the building's length. In addition to the upper unit's roof garden, the lower unit has a private garden on Leroy Place.

The Clay Street front is a composition of shallow balconies, French doors, and windows arranged to evoke studio buildings from the early part of the 20th Century— and respect the Edwardian neighbors on either side. Meanwhile, the double height space is actually in the upper unit in the back, overlooking Leroy Place, with a modernist composition of windows looking into the immense Mission Style drum of a reservoir for the city's fire hydrants.

Have look at the realtors dedicated site for more images. Staged to be bland, the decor might not be to everyone's taste, but the bones are there, and impeccably finished ones they are. Which, for almost $7M, they should be. We could see the lower unit as housing for some very lucky grandparents. Open Sunday, May 20 from 2:00 p.m. to 4:00 p.m.
