Open Sunday: A Victorian condo in Pacific Heights with a no-holds-barred remodel by the partners in Green Couch Design and in SOMA, an austere 3-level townhouse condo by Adele Naudé Santos, elegantly recalling the neighborhood's original warehouses.

    This is how the pros do it. The 2-bed, 2.5-bath condo on the parlor and ground floors of a classic Italianate row house was previously owned by the partners in Green Couch Design, and from the listing photos, it looks like not much has changed. The house itself is a modest Pacific Heights Victorian, all front and not much back, but inside the designers have re-arranged the spaces and giving great details to the new layout. The main level is public space, while downstairs there are two bedrooms (one tiny) plus a dressing room and 1.5 of the baths. The palette looks to be straight from Farrow & Ball, a choice we can't fault. Check out the realtor's slightly seizure-inducing dedicated site. Parking is nearby, but leased at $625 a month for two spaces, and monthly HOAs are a mere $210.     130 Ritch Street, SOMA, $2.499M About ten seconds from South Park and originally designed by architect Adele Naudé Santos, this minimalist 4-bed, 3-bath triplex condominium was considerably remodeled by its current owners, asking $1.58M over what they paid for it in 2004. Which is probably the main reason why it hasn't sold after being on the market for four months. Dating back to 1999 and built when this neighborhood was still a risk, it benefits from being on a narrow, one-way street which is almost entirely commercial and deeply quiet on the weekends. Best features are the double height spaces, especially the living/dining/kitchen with its full wall of glass opening to a cycad-filled private garden. Upstairs the master bedroom may have slightly dated baths and a lot of blond wood cabinet work, but it has 22-foot high ceilings and its own rooftop terrace. There's also a crisp, steel-and-glass mezzanine office overlooking the main space along with two more conventional bedrooms.
